Beach huts around Mudeford compared

Four groups of huts sit within reach of Mudeford Quay. Only the Sandbank huts can be used overnight; the council says the Friars Cliff and Gundimore huts are for daytime use only. Hut numbers and rules are from BCP’s Christchurch beach hut page, read on 15 October 2026.

Can you hire a beach hut on Mudeford Sandbank?

Yes, but only from the person who holds the hut’s licence. The council’s Mudeford Sandbank beach hut handbook (PDF), in force since 1 October 2023, lets owners “hire out the use of your Hut by way of temporary licence only, provided that such hiring does not amount to the carrying on of a business”. Owners may not hire out the right to keep a boat on the beach, and they remain responsible for anyone using the hut keeping to the handbook.

The handbook also bans any trade or business from a hut, and limits notices to two, each no bigger than A4. One of the two allowed is a notice that the hut is for sale or available to hire, so a sign in a window is one way owners advertise. There is no council booking system or list of huts for hire.

An owner who hires a hut out must have its gas installation inspected every year by an independent Gas Safe registered inspector; otherwise inspections are only required when a hut is replaced, altered or sold. Asking to see the current gas safety certificate is a fair check before paying.

Can you stay overnight in a Mudeford beach hut?

From 1 March to 31 October, yes. BCP calls the Sandbank huts “overnight huts”. The handbook bans any use of a hut between 11pm and 5am from 1 November to the end of February, and a hirer is bound by the same rules as the owner.

Huts with a sleeping platform must have an escape window from each sleeping level and smoke alarms on the platform and the roof above it. Toilets inside a hut are limited to cassette or chemical types, emptied at the disposal points in the Sandbank’s toilet blocks.

What you cannot do on the spit:

  • Fires and barbecues. No fires in a hut or on the beach under the handbook, and BCP’s Mudeford Spit beach page says barbecues are not allowed. Hengistbury Head’s rules page bans them across the headland too.
  • Camping. Banned on every BCP beach.
  • Drive to the hut. Only licence holders may stop by the access road, to load or unload for up to 20 minutes, between October and March.

Dogs are allowed on Mudeford Spit beach all year, off the lead, which makes it one of the few BCP beaches open to them in summer. Through the Hengistbury Head nature reserve, BCP asks for close control, preferably on a lead. The rest of the area’s dog rules are in dog-friendly beaches in Bournemouth. There is no lifeguard service on the spit.

Mudeford beach huts for sale: what the council charges

The council keeps no waiting list. BCP says Christchurch huts are “normally sold through estate agents, word of mouth or advertising”, and the buyer then takes over the site licence from the council. In January 2026 BCP said Sandbank huts “can sell for between £400,000 and £575,000” (BCP news, 6 January 2026).

The land under the huts is not all the council’s. The handbook says BCP owns about three quarters of the Sandbank and the Meyrick Estate the rest, and that the council leases part of it from the estate on a 99-year lease running to 23 June 2061.

Getting to Mudeford Sandbank

Visitors cannot park on the Sandbank: the handbook allows no parking there except short loading stops by licence holders in winter. The spit is a mile from Hengistbury Head car park by the path, and BCP lists the Mudeford Ferry, the land train, walking and cycling as the ways in.

The Bournemouth Boating fare sheet and timetable are linked from its current ferry page but carry no date, and the timetable asks passengers to phone in poor weather. A family ticket (two adults, two children) from Tuckton to Mudeford beach is £45.

Carrying a weekend’s kit

The land train takes carry-on sized luggage only. For anything bigger, Hengistbury Head runs a Land Rover luggage service at £40, booked by email 48 to 72 hours ahead. The Mudeford Ferry charges £1 for large luggage and carries beach trolleys and paddleboards at the crew’s discretion.

Hut owners get more help on the ferry: food, drink and everyday supplies travel free when the owner is on the same crossing, and gas bottles go only before the first passenger service, by arrangement (Mudeford Ferry visitor information). In winter the ferry aims to run on Saturdays and Sundays when the wind allows.

Where to park for the huts

The two council car parks at either end of the trip have very different prices for a long day. Mudeford Quay is open 24 hours; Hengistbury Head is locked from 10pm to 5am, which matters for an overnight stay.

For a week at a hut, the Hengistbury Head weekly ticket (£51.80) undercuts Mudeford Quay’s (£88.20) in summer, but the land train and walk start there, not the ferry. BCP points drivers to Saxon Square car park when Mudeford Quay or Avon Beach is full. Prices for every seafront car park are in Bournemouth beach parking.

What is on the Sandbank

BCP lists a café, restaurants, toilets and accessible toilets. The accessible toilets take a RADAR key and are at the end of the Sandbank (block 5) and by the ferry pontoon (block 3). The land train has a carriage that takes a wheelchair user without leaving the chair.

The nearest station is Christchurch, 2 miles away by BCP’s figure, and morebus runs buses to Hengistbury Head. Bikes can be locked at the Hengistbury Head visitor centre, which has a free pump and tools.

Staying near Mudeford

For a stay without a hut, Harbour Hotel Christchurch (BH23 3NT) is on the edge of Christchurch Harbour at Mudeford, a walk from Mudeford Quay and the ferry. Its spa is covered in spa hotels in Bournemouth, and the other Christchurch options are in where to stay in Bournemouth.

Frequently asked questions

Can you rent a beach hut at Avon Beach?

BCP says Avon Beach and its huts are run by Avon Beach Ltd, not the council, so hire is through that company. Prices, hut sizes and the hire season were not available to check.

Are there beach huts for hire at Friars Cliff?

Not through the council. BCP says all 156 Friars Cliff huts are privately owned and for daytime use only. The Friars Cliff licence fee for 2026/27 is £1,600 for a front-row hut and £1,390 for the rear row, including VAT, and Gundimore’s is £1,570.

Can you keep a boat at a Mudeford beach hut?

Hut licence holders can keep one boat, dinghy, kayak or sailboard on the beach, and may ask the council for a second for a fee. The right to keep a boat cannot be hired out with the hut.

Do Mudeford hut owners have electricity?

Only with council consent. The handbook allows solar panels (no more than two per hut) and electrical installations with BCP’s permission, tested and certified to the British Standard. Wind generators are not allowed.
